From our founder

I started Crown & Co. because I believe everyone should get the chance to own something that’s theirs.

A front porch with a lantern lit and hydrangeas in bloom

I’ve been in mortgages since 2008, and in that time I’ve learned that the mortgage is rarely the point. It’s the house your kids grow up in. It’s the rental unit that pays for itself, the building your business finally moves into, the property you leave to your family. The mortgage is just how you get there. Used well, it builds wealth instead of just being a bill you pay every month.

So whether you’re buying your first home, adding to your portfolio, cleaning up your finances, building a business or looking for a lender the banks won’t introduce you to, we’ll sit down with you and find a way that actually works. That’s what our experience and our relationships with lenders are for.

People ask about the name. To me, the crown isn’t about luxury. It’s about owning something and being proud of what you’ve built. The “Co.” matters just as much: it’s the people beside you. Nobody builds lasting wealth on their own.

We’ll always deal with you fairly and honestly, and we’ll treat you with respect, from where you are today to where you want to be.

We finance properties. What we really help people do is build their crown.

Mortgage. Wealth. Legacy.

Mortgage

Getting you in the door, on terms that make sense.

Buying a home
First home or fifth: pre-approval first, then a mortgage matched to the house you actually find.
Renewals
Your lender’s renewal letter is an opening offer. We check it against the market before you sign.
Refinancing
Take equity out for renovations or high-interest debt, and break no more than you need to.

Wealth

Making property work for you.

Investment properties
Rentals, a basement apartment that helps carry the mortgage, or the next property in your portfolio.
Self-employed income
Business-for-self and commission income, documented the way bank and alternative lenders accept it.
Private lending
When a bank says “not yet”, short-term private funds, with a written plan to move you back to a bank.

Legacy

Building something that lasts.

Commercial & construction
Small commercial, mixed-use and builds, packaged the way commercial lenders want to see them.
Your next property
Using the equity you’ve built to buy the next one, for you or for your family.

How it works

  1. We hear the goal.

A call or a coffee. What you want to buy or fix, what you earn, what you owe, and when it needs to happen.

  2. We build the file.

We tell you exactly which papers we need, collect them once, and spot the gaps a lender would find before a lender sees them.

  3. We match the lender.

Banks, credit unions, alternative and private lenders compared for your file, then sent to the one that fits.

  4. You get the keys.

We stay on the file through the commitment, your lawyer and closing day, and we’re back in touch before your renewal.

Questions

I’m self-employed. Can I still qualify?

Usually, yes. Banks want two years of tax returns and notices of assessment; alternative lenders can work from business bank statements. We’ll tell you which route fits before anyone pulls your credit.

My renewal letter came. Should I just sign it?

Not yet. The rate in that letter is rarely the best on offer, and switching lenders at renewal normally carries no penalty. Send it to us and we’ll compare it with the market.

What does it cost to use a broker?

For most home mortgages, nothing: the lender pays the brokerage when the mortgage funds. If a private or specialty lender charges a fee, you’ll see the amount in writing before you commit.

Can I refinance to clear my debts?

Often. With enough equity you can borrow up to 80% of your home’s value and fold cards, car loans and lines of credit into one payment. We’ll check whether the penalty on your current mortgage makes it worth it.

My credit isn’t perfect. Is that the end of it?

No. Missed payments, a consumer proposal or a thin credit history narrow the choices; they don’t close them. We find a lender that accepts where you are now, and plan the way back to bank rates.

Can you help me buy an investment property?

Yes. A rental, a home with a basement apartment, or the next property in a portfolio. We look at how much of the rental income each lender will count, and plan the financing around it.
